Rental Property Marketing

We market our rental properties across dozens of websites. A professional listing is prepared for your property which will include photos, marketing details about the property with dates, services, and amenities. There is also a online rental application option that is included in the ad.

Tenant Screening

Rental application requirements are based on credit, income, and rental history. All applicants are thoroughly screened after applying online or in one of our offices. Rental applications are processed as quickly as possible. Only qualified applicants are selected to rent your property.

Lease Agreements

All tenants sign a lease agreement before moving into your property. An experienced property manager reviews the agreement with your new tenants and answers any questions they may have. The lease agreement is signed by a licensed Real Estate Agent or Broker on your behalf. The lease agreement is designed to protect your interests as a landlord.

Inspections

A move-in inspection is completed when new tenants move in to your property, and a move-out inspection is completed when your tenants move out. A drive by inspection is done quarterly and an annual inspection of your property is completed approximately once every twelve months. A detailed report is completed during each inspection, accompanied by photos and recommendations from your property manager.

Rent Collection

Our office collects the first month's rent and security deposit before new tenants move in to your property. Tenants are given access to a tenant portal where rent can be paid online each month for free. Some tenants opt to pay rent in our office or by electronic payment slip which is provided by our office staff. All funds collected on your behalf are securely deposited and held in a non interest bearing trust account.

Accounts Payable

We will pay any expenses for the property that the owner would like to see on their monthly cash flow statement such as mortgage payments, property insurance, property taxes, HOA dues, maintenance expenses, and any other property related expenses that come up will be paid from your account each month as needed.

Maintenance & Repairs

Maintenance and repairs are coordinated around the clock by our experienced staff and property managers. We make sure your rental property is well maintained while occupied by tenants. We coordinate cleaning, painting, and other common turn-around repairs when your property is vacant. A member of our staff is on call 24 hours per day in the event of a fire or other water related emergency occurs. Only licensed and insured vendors are hired to work on your property. When you are ready to make capital improvements to your property our property managers will obtain estimates from experienced contractors, ensuring you get the best quality and pricing possible.
